An Eckland acquisition report renders a professional opinion regarding
the present and near-term condition of components and systems composing
the building and site improvements. It also includes a budget for
immediate repairs and future replacements. Our acquisition report
is supported by an experienced and capable team of Architectural,
Civil, Structural, Mechanical and Environmental Professionals who
have evaluated thousands of buildings over two decades. The engineering/structural content of an acquisition
report typically is based on the following:
- Pre-site discussion with the Client
regarding the specific objectives of the assignment.
- Identification and evaluation
of the property improvements, focusing on the concerns and requirements
of the Client about to acquire equity in the property.
- A site visit by a team of experienced
Architectural/Engineering Professionals, who are knowledgeable
about buildings of similar age, type and use.
- Examination of the available construction
drawings, specifications, surveys, soils reports, maintenance
records, and other information pertaining to the property.
- Interviews with the Property Manager,
Maintenance Supervisor, in-house and contract service providers,
tenants and others who may be familiar with the history of the
property condition.
- A professional opinion regarding
compliance with current codes, ADA and other regulatory requirements
and upgrades that may be mandates or that may enhance the property
value.
- A search of available governmental
records to identify possible building, fire and zoning issues,
including violations, published future restrictions and possible
limitations of use.
- A post-site-visit discussion with
the Client regarding major issues, concerns and options.
- A follow-up site visit with the
Client's representative to review the findings of the report.
A fair additional fee is charged for this visit.
