Property Condition Reports

The Eckland property condition report includes an evaluation of the building and site conditions, code compliance issues, and repair and replacement costs. Depending upon client requirements, we provide reports that meet both acquisition and debt criteria. The typical property condition report consists of the following.

  • Identification of components, including the existing condition of the site improvements, building shell, structure, mechanical, electrical, plumbing and life safety systems.
  • A compliance check of building code, zoning, and ADA accessibility requirements.
  • Recommendations and associated costs for necessary immediate and near-term repairs.
  • Forecasting of major future capital expenditures over the term of the loan in a replacement reserve format.

Seismic Evaluations

The Eckland seismic report projects the probable maximum loss a property might sustain during an earthquake. The evaluation is based upon site geology, building construction, attenuation of ground shaking, probability of occurrence and the magnitude of the anticipated seismic event. The work scope may include:

  • A review of available architectural and structural drawings.
  • A site visit to determine building structure and component condition.
  • A determination of the Probable Maximum Loss (PML) utilizing specific 
    building characteristics and site-specific soils information, if available.
  • Recommended modifications to lessen earthquake damageability.

ADA Compliance Surveys 

The Americans with Disabilities Act (ADA) Compliance Survey is conducted to make sure that all the design components of the building meet ADA regulations.

Report Reviews

Eckland provides engineering report review services to identify report conformance to standards and current procedures and to identify outstanding issues.

Building Forensic Studies

We perform building exterior services, including those required for compliance with city ordinances. The work scope may include:

  • A hands-on examination of the building exterior cladding and curtain wall.
  • Assistance in preparing all documentation required by the code authority.

We also make recommendations on corrective actions needed to meet codes and restore the building to satisfactory condition.
